Revenue Split Structure:
When partnering with Evolate to manage your property on Airbnb or other short-term platforms, revenue is shared as follows:

85% of all Gross Income (excluding Cleaning Fees) goes to the Landlord

15% of all Gross Income (excluding Cleaning Fees) goes to Evolate Properties
Example: If a booking generates R10,000 gross revenue + R600 cleaning fee:

Landlord receives R8,500

Evolate receives R1,500
-
Cleaning fee of R600 goes to cleaning team directly
Cleaning Fee Allocation:

100% of the cleaning fee charged to guests will be retained by Evolate Properties.

Funds are allocated toward our internal cleaning team or approved third-party service providers responsible for servicing the unit.
Mandate Terms & Authority:
By signing this mandate, the Landlord:

Appoints Evolate Properties (Pty) Ltd as the sole and exclusive agent for Airbnb marketing and management of the property.

Gives Evolate full rights to:

List and manage the property on Airbnb and similar platforms
-
Set pricing strategies within agreed parameters
-
Coordinate guest stays, cleaning, and check-ins
-
Handle guest communication and reviews
Mandate Duration:

Initial fixed period: 6 months
-
Thereafter, automatically extended for 12 months, unless either party terminates with 1 calendar month's written notice
Commission Obligation on Withdrawal:
If the Landlord withdraws the property during the mandate period or otherwise makes it impossible for Evolate to perform (e.g., taking over management or cancelling without notice), a cancellation commission will apply:

The Landlord agrees to pay Evolate a fee equal to the average commission earned over the prior month(s), to compensate for lost income and booking disruption.
